Upscale living: Jumeirah Golf Estates

Jumeirah Golf Estates, the luxury residential golf community, announced the launch of its new development, Al Andalus, part of the master project’s Phase A progress plan.

The new Mediterranean-inspired development is the 15th community included in Phase A, currently the focus of the master project.

Construction of the Al Andalus development will begin before the start of Cityscape Dubai in September, and the completion of its apartment units and community centres is aimed for the second quarter of 2018. The completion of the townhouses will come at a later stage, which will be announced in the future.

“We’re trying to bring in more authentic, [rustic] designs and lifestyle features to the entrance of our Phase A [communities] from Al Fay road,” Yousuf Kazim, CEO of Jumeirah Golf Estates, told AMEinfo while making the exclusive announcement in Dubai. He explained that new plans by the Road and Transport Authority would enhance the entrance to the Phase A project, including Al Andalus, making the communities more appealing to buyers and investors.

The Al Andalus project will consist of residential units, ranging from apartments spread across seven buildings, to town houses, in addition to a number of community facilities, including retail and hospitality offerings.

The project will offer a range of one- to four-bedroom apartment units and townhouses of different sizes and layouts.

A new target

The Al Andalus apartment units are Jumeirah Golf Estates’ answer to the need for lower-priced residences in Dubai, without compromising the exclusivity and quality of the community.

“By launching the Al Andalus affordable luxury units, we are responding to the market, which has been very dynamic, [with] the mid-market especially being very active,” Kazim said.

He further explained that the apartments would target individuals earning between AED 30,000 to AED 40,000 per month, with an average age ranging from 27 to 39 years old, leading younger or smaller families.

Sales for the Al Andalus apartment units will be kick-started in the coming weeks, Kazim revealed, noting that the average price for the apartments will start from AED 597,000.

He did not share the expected price range for townhouses, which would come at a later stage.

A themed community

The golf-themed master development is part of the global golfing scene, home to the DP World Tour Championship and a regular participant in international golfing events. It is also part of the European Tour Properties, an international network of golf venues closely associated with the European Tour.

Jumeirah Golf Estates is currently preparing to participate in the BMW PGA Championship in London, Kazim said.

The golf theme gives Jumeirah Golf Estate an edge and a privilege to sell internationally.

“We are a golf development and our product is international; we can go up to [the] US, Australia, South Africa and wherever…for people who really love the golfing sport and lifestyle,” Kazim said.

According to the CEO, 60 per cent of the current residents do not play golf, but appreciate the natural green settings that come along with it.

“[The] golfing community always gives you a lush green nature by default… That is why a lot of customers prefer investing or living in a golfing community,” he added.

Going forward 

Jumeirah Golf Estates has been witnessing an exponential growth since 2013, led by its move to complete its delayed communities. It saw AED 430 million in profits over the course of 2014, a 68 per cent increase from the profit figures seen in 2013.

Kazim explained that the focus on committing to unit deliveries and, further, laying down infrastructure were the main drivers for the achieved profitability.

Accelerating progress, Jumeirah Golf Estates announced the launch of several projects, including Redwood Park, one of its high-end communities. It was launched by Jumeirah Golf Estates last Cityscape and contractor that would oversee the community’s construction will soon be announced.

“We have already undergone the tendering process and the appointment of the contractor will [happen] very soon,” said Kazim.

Jumeirah Golf Estates has also completed Phase One of the Clubhouse and will be announcing the second phase of the clubhouse development in the near future.

Additionally, Jumeirah Golf Estates has previously scheduled the completion of its Flame Tree Ridge for Q1 2015.

“The handing over [of Flame Tree Ridge] is still happening as we speak,” said Kazim.

With these projects, Kazim explained that approximately 60 to 65 per cent of Phase A has been completed.
